About this tool
This works out the ceiling on the fee a licensed Korean estate agent may charge. The figure is not what you must pay — it is the most that may legally be charged. The actual fee is agreed within that limit, which is why knowing the ceiling before you negotiate matters.
Rates depend on the value of the transaction, and sales and leases use different tables. Note that the bands are not monotonic: a sale between 200 million and 900 million won is charged at 0.4%, but above 900 million the rate rises again to 0.5%. Some bands also carry an absolute cap, so multiplying by the rate alone overstates the fee.
Where there is monthly rent, the transaction value becomes the deposit plus rent × 100. If that figure falls below 50 million won it is recalculated as deposit plus rent × 70. Leaving out that proviso inflates the fee on small monthly tenancies. These are the residential rates; officetels, retail units and land follow a different scheme and are not covered here.
